How is a home value estimated?
From recent sales of comparable homes nearby: similar size, age, condition and features, adjusted for the differences. Homes for sale now show the competition, but sold prices show what buyers actually paid.
How is this different from an online estimate?
Online estimates are calculated automatically from public records and can’t see inside the home: updates, condition, view or a new roof. A local agent compares your home with specific recent sales and adjusts for what makes it different.
Does the home value estimate cost anything?

How long does it take to sell a home in Sarasota?
