Buying new: what to know.

Buying from a builder works differently from buying a resale home.

  • Bring your agent on the first visit

The sales team at a model home works for the builder. Many builders only work with your agent if the agent comes with you, or registers you, on your first visit, so call George before you go.
  • The builder’s contract

Builders use their own contract, not the standard Florida resale forms. Read the deposit terms, the estimated completion date and what happens if it slips, and the rules for changes.
  • Base price and extras

Lot premiums, upgrades and design-center options are often priced on top of the base price. Ask for the full price of the home as you want it.
  • HOA and CDD fees

Many new communities have HOA fees and a CDD (Community Development District) assessment on the property tax bill. Ask for both, and what they pay for, before you sign.
  • Inspect a new home too

An independent inspector can check the home before the drywall goes up and again before closing. Builders don’t catch everything.
  • Warranty and first tax bill

Get the warranty in writing: what it covers and for how long. The first tax bill may be based on the lot or an unfinished home; later bills reflect the finished home.

New construction questions.

Do I need an agent to buy a new construction home?

It isn’t required, but the builder’s sales team represents the builder. Your own agent can compare the home with resale homes nearby, review the contract and help with negotiation, inspections and deadlines. Ask how the agent is paid; builders often pay the buyer’s agent.

Can I negotiate with a builder?

Often, yes, though usually not on the base price. Builders may offer credits toward closing costs, upgrades or a lower price on a finished home that hasn’t sold. Offers change often, so ask what’s available when you visit.

What is a CDD?

A Community Development District is a local district that pays for a community’s roads, utilities or amenities. Owners pay a yearly CDD assessment on the property tax bill, often in addition to HOA fees.

Which listings count as new construction?

Homes the listing agent marks as new construction in Stellar MLS: finished homes that were never lived in, homes being built and homes not yet started. Each listing’s details say which.

Where are the most new homes for sale?

Right now: Sarasota (650), North Port (350), Bradenton (288). Counts are live from Stellar MLS; some areas overlap.
