Multi-family
Duplexes, triplexes and small apartment buildings, listed as income property in the MLS. See them all on the map ›Long-term rentals
Single-family homes, townhomes and villas rented by the year. See what similar homes rent for now ›Condos
Easy to own from away, but each association sets its own rental rules, and some don’t allow short leases at all.Vacation rentals
Short stays near the beaches and downtown. They need the most homework: local rules, licenses, taxes and insurance.
Check before you buy.
These rules change and differ by property, so confirm each one for the address you want.
HOA and condo rental rules
Associations can set a minimum lease length, limit rentals per year, require tenant approval or cap the number of rented units. Read the documents during the inspection period.City and county rules
Vacation-rental rules differ by city and county, and some require registration or inspections. Check with the city or county for the exact address.Licenses and rental taxes
In Florida, rentals of six months or less are generally subject to state sales tax and the county tourist development tax, and many need a vacation rental license from the state (DBPR). Confirm with the Florida Department of Revenue ↗ and the county tax collector.Property taxes without homestead
A rental doesn’t get the homestead exemption, and the taxable value resets after a sale, so your tax bill can be higher than the seller’s. The county property appraiser can estimate it.Insurance and flood
Landlord and short-term rental policies differ from a homeowner’s policy, and many homes near the water need flood insurance. Get quotes before you offer; roof age and wind mitigation matter.Financing
Loans for investment property usually need a bigger down payment than a primary home, and some lenders qualify the loan on the rent. A lender can tell you the current terms.
Investor questions.
Can I rent out a condo by the week?
Only if the association allows it. Many Sarasota-area condos set a minimum lease, from a month to a year, and some limit how often a unit can be rented. The rules are in the condo documents; George can get them before you offer.
What taxes do short-term rentals pay in Florida?
Rentals of six months or less are generally subject to Florida sales tax and the county tourist development tax, collected from guests. Some booking sites collect part of it. Confirm with the Florida Department of Revenue and the county tax collector.
Are property taxes higher on a rental?
Usually, yes. A rental isn’t eligible for the homestead exemption, and the assessed value resets after a sale. Florida does cap yearly increases in the assessed value of non-homestead property for most non-school taxes.
What is a 1031 exchange?
A way to defer capital gains tax when you sell an investment property and buy another. It has strict deadlines and needs a qualified intermediary set up before you sell, so talk to a tax advisor first.
How do I estimate the rent?
Look at what similar homes nearby rent for now and what similar rentals leased for recently. The rental pages on this site show current asking rents by area, and George can pull leased rents from the MLS.

Buying to rent out?
George can pull rents and sales for similar properties, get the association rules early and help you compare options.
